While residing in the village, residents can have access to a number of personal and domestic care services, provided in their apartment. The Village Manager can assist by tailoring care packages to your individual needs.
You can choose how you live and how you receive care and support giving you greater control. The choice of apartments are designed for living independently, with the option to bring care to you or an onsite residential aged care for those requiring continual care. This provides peace of mind where care can be tailored to individual needs as they change.
Residents of the independent living apartments have their own private community room, courtyard, dining and lounge areas. The residential aged care home often incorporates a hairdressing salon, chapel and medical treatment rooms.
It is envisaged, residents will be able to attend group activities in one of the community rooms, borrow the latest bestseller at the local library or simply relax under a tree to read the paper and watch the day unfold. A village bus will be available for regular outings to places like the movies, theatre or local community group visits.
Residential Aged Care places are allocated on a "needs" basis and the admission guidelines defined by Commonwealth Government legislation. Should the need arise, residents who have been assessed by the Commonwealth's Aged Care Assessment Team (ACAT) and are eligible for a place in a residential aged care home, will be assisted by the Village Manager to transition from independent living.
While every effort is taken to give priority to existing residents, we are unable to guarantee a place will be available at your selected Residential Aged Care Home at the time you require it.
The resident contract is generally the agreement between the resident(s) and Greengate as owner and operator. The form of the contract is a loan lease agreement which is one of the most commonly used agreements for retirement villages in New South Wales and Queensland. In accordance with the Retirement Villages Act, the agreement details the resident's rights and obligations, the fees applicable and village rules. Contact us for a copy of the Act for your state.
Residents pay an ingoing contribution, which is paid prior to occupancy of the apartment. This ingoing contribution generally doesn't require stamp duty to be paid, giving a significant saving when compared to traditional real estate.
The ingoing contribution varies depending upon the size and features of each apartment, similar to traditional real estate sales. The ingoing contribution is refunded at the end of your occupancy, less any pre-determined departure fees and share of capital gain.
Yes, the fees are commonly referred to as recurrent charges or general services. Recurrent charges are used to pay for the operation and management of the village, including essential maintenance and repairs, village management and administration including the cost of employing the Village Manager, cleaning, gardening, rates, taxes, common area utility costs and building insurance.
The recurrent charges are calculated by the operator and apportioned to residents depending on their type of accommodation and requirements of the act.
We recognise that many residents may have pets for companionship and accept small pets.
This must however, be balanced with the practicalities of apartment living and the comfort of all residents. The guidelines for keeping pets are detailed in the village rules.
Greengate regard families as a natural part of the village life and friendship is similarly valued. Friends and family are welcome to stay with you for a time and may use the communal facilities while in your company. We would appreciate however, that you inform the Village Manager that you are expecting house guests.
Upon permanently vacating the apartment, we will refund the ingoing contribution less a departure or exit fee. We will also give departing residents a portion of capital gain which may have accrued during the period of occupancy.
